Lots of us own pets, from cats to snakes and because of this we can also from time to time get uninvited pests including ticks and other vermin. In Arizona we don’t get fleas very often but we do encounter ticks on a regular basis. So what can you do to stop those infestations from happening to your home.

  1. Don’t leave food out for feral cats, this may bring in other unwanted pests.
  2. If you see holes in the yard check for Pocket gophers, they can damage plants and bring in pests.
  3. Even birds like pigeons can bring in pests, don’t allow them them to live on your roof.
  4. Bats can make your attic a home, seal and block all access into your attic. Bat Bugs can take up residence within your attic and if you get rid of the bats, the Bat Bugs may come into your home space.
  5. Check your pets frequently for signs of fleas or ticks. You can use over the counter medicines but if you do please mention this to your Pest Management Professional – some of those products may contain a similar products and cause an overdose to the pet.
  6. Keep grass or vegetation trimmed around the home.
  7. Don’t become a hoarder, keep debris away from the home and discourage rodent activity.
  8. Never place firewood next to your home, don’t invite rodents or pests near the home. If you use firewood only bring in what you plan on using right away.
  9. If you have rodents, it may lead to snakes. Snakes have to eat so don’t encourage them to come to your house.
  10. Don’t allow water to stand, mosquitoes can bite and transit diseases and parasites to your pets.

Probably most service people will tell you it’s the dog that is the most potential of a problem. I don’t usually have issues with the pooches but occasionally one is out to get me. This last week it was a Chihuahua Dog, this dog thought it was a Pit bull. It stood its ground and just dared me to enter it’s yard, which I didn’t. My biggest scare was a Pit Bull, the owner put the dog into the garage and it decided it was coming through the window – it jumped onto a wooden bench and came flying through the open window. Almost got me and I was doing everything in my power to get out of that back yard. You probably heard that saying “NO one can hear you scream in space? Probably true cause I was yelling like a mad man, lucky for me I was carrying my measuring wheel. No bites in over 25 years – not bad! My biggest concern is hitting a electrical line while doing termite work….

This article “Landlord Liability for Bed Bugs and Bed Bug Bacteria” appeared in the “NOLO Law for All” site and whether or not there is or is not a connection with MRSA, I think we should all be more vigilant in our encounters with Bed Bugs. So here are some of my concerns, as I see them. By the way I’m not an attorney or a medical doctor but I do report myself to be “Dr. Bug” but anyway back to what I consider the issues.

After having dealt with this issue for the last 3 years, I empathize for landlords because ultimately it comes down to the fact that no matter who brought them in, you are responsible. At the end of the day it’s your building and these littler buggers could move to another unit and the issues just start compounding. I will add my biggest recommendation – document, document and document. Keep excellent records and keep them in one place, handy to get to and again document everything.

What This Means for Landlord and Tenants

The implications of this study for landlords and tenants are significant. A widespread bedbug infestation has always qualified as a habitability problem, which, if not addressed, enables tenants in all states except for Arkansas to break their leases and leave, without liability for future rent. Tenants in some states can withhold rent until the habitability problem is fixed or can take steps to deal with the problem themselves and deduct costs from the rent. Typically, however, landlords have a reasonable time to fix a habitability problem before tenants can utilize their remedies.

But, if bedbugs are proven to be vectors for staph infections on the order of MRSA, the stakes have been raised dramatically. A “reasonable time” may be much faster than previously thought. And if tenants contract an MRSA infection as the result of the landlords’ inattention to the problem, the tenant’s measure of damages goes way beyond what it would be if the bedbugs’ bites were merely annoying.

  2. If you track it, weed it out or continue to use the technique.
  3. Be consistent!
  4. Think outside that box – I hate this expression but I guess it is what it is.
  5. If it works for you forget what others may say.
  6. It’s all about keeping customers and gaining new ones to grow. Think like a customer!

Most places have bugs/insect/wildlife that are native to their environment and Arizona is no different since we are a desert. A lot of people think we are extremely hot all the time and that is far from the truth.  Here is the Wikipedia definition of the Sonoran Desert.

The Sonoran Desert includes 60 mammal species, 350 bird species, 20 amphibian species, over 100 reptile species, 30 native fish species, over 1000 native bee species, and more than 2000 native plant species. The Sonora Desert area southwest of Tucson and near the Mexican border is vital habitat for the only population of Jaguars living within the United States.
